Report Preparation & Format
Your personally prepared real estate appraisal report will contain the following:
- Appropriate form
- Subject photos
- Building sketch
- Comparable photos
- Plat map
- Area map
- Additional addendums (as required)
- Flood map (where applicable)
Per USPAP guidelines, each written real property appraisal report must be prepared under one of the following three options and prominently state which option is used:
- Self-Contained Appraisal Report,
- Summary Appraisal Report, or
- Restricted Use Appraisal Report.
The most common report is the Summary Appraisal Report.
